The Kaltenheuser Ranch contains 3,673 deeded contiguous acres with excellent access and is located six miles south of Lusk, Wyoming on U.S. Highway 85. Highway 85 borders the property on the west for one mile and a county maintained road borders the property some four miles to the east, on the east side of the property. The ranch is located some 50 miles from Torrington, Wyoming and the North Platte Valley where many cattle are fed. Torrington has two of the larger volume livestock sale barns in the area of Wyoming, Colorado, Montana, South Dakota, and Nebraska.
The ranch is abundantly watered with a good distribution of livestock water tanks on a 7.5 mile pipeline (1 1/2 inch line). There are nine large rubber tire tanks on the water line plus an additional seven metal tanks located at two windmills, and a concrete tank at the corrals. The major portion of the pipeline is buried fire feet deep which is below the frost line. There are three submersible pumps located on the ranch. One submersible pump is located at the house and furnishes water for the house and corrals and one livestock watering tank in a pasture, just west of the buildings. The other two submersible pumps are designs to charge water in the pipeline. One of the submersible pumps is a stand-by pump in the event the principal water well is not operating. The main well for the pipeline was drilled 340 feet in 1999 and is located on the east end of the pipeline. Static water level is 140 feet. When tested, this well pumped 17 gallons per minute, at present it has a 10 gallon per minute pump in the well. The system used for pressuring the pipeline is a "White Water System". Well permits are recorded and available on all of the wells on the ranch.
The ranch has an excellent set of steel and wood corrals with concrete aprons that will handle 900 head of yearlings at a time. Most of the corrals are constructed of steel pipe and sucker rod. There are concrete pads in both the both the sorting alleys and the processing alleys. Included with these corrals is a Daniels Stationary Alley Way. The present owner runs yearling cattle on the ranch in the summer months. In past years the ranch was used for a cow/calf operation.
There are six separate pastures (all contiguous). Each pasture has a 16 foot steel gate hung on metal pipe posts separating each pasture. The fences situated on the ranch include 3.5 miles of new four-wire fences, plus most of all the interior and exterior fences have been rebuilt in the past seven years. Most of the facilities, improvements and fences are new or are in good to excellent condition. No major repairs are needed or necessary on this ranch.
The overall terrain is flat to rolling with some rough hills to the south-east side of the property that affords good winter protection for a cow/calf operation.
Among the improvements are one older barn 24' x 56', one open end storage building 24' x 33' and another small storage building 14' x 24'.
A very nice modular home (approximately 7 years old) is located on the property. The home has 1,120 sq. ft. (3 bedrooms, 2 baths) with a 2 car attached garage, 22' x 28'. The home is setting on a concrete foundation with a good crawl space under the house. A new septic system has been installed along with a new concrete septic tank with clean outs.
In the event that someone was looking for a grass ranch only, without improvements, the improvements could be sold off. There is a strong demand for small amounts of acreage with improvements for a family wanting horse facilities near town. There have been numerous inquiries form parties who would like to purchase land on the west side of the Kaltenheuser Property for building sites, due to the elevation of the property with affords one a beautiful view of the Rawhide Buttes to the west.
By selling off either the east side or the west side of the ranch, both parcels would have good access. Sale of the parcels would not affect the pipeline for the water of livestock. Both parcels of land, either to the east or the west side, would have a water system separate from the pipeline.
